Suliman Orya started out on the tools, framing walls, finishing basements, and rebuilding homes across Hamilton. Years of hands-on renovation turned him into a realtor who thinks like a builder, on both sides of the table.

Set your home's current value, then check the improvements you're considering. We'll estimate the value they could add, using typical Ontario resale uplift with real-world diminishing returns.
We take tired, under-permitted homes and re-engineer them into modern, code-approved properties that sell, then share the upside with our partners. Stamped structural, full permits, and a finish buyers compete for.

Usually, yes. Kitchen, bathroom and basement projects are sequenced with dust walls, floor protection and a working plan for the rooms you need most. For whole-home rebuilds we build a phased live-in plan or a fast-tracked move-out schedule, whichever costs you less.
An Orya project manager leads every job and is your single point of contact. Our core trades are long-term partners who work under our supervision, to our drawings. No finger-pointing between subcontractors.
We stop, document it with photos, and price the fix before any work proceeds. You approve or decline in writing. Nothing is ever done silently and billed later, which is exactly what the fixed estimate protects you from.
Every project carries a two-year workmanship warranty on top of manufacturer warranties, and all structural work is stamped by an engineer and signed off by an inspector. If something we built fails, we come back and fix it.
